ICM Property Partners was created to provide investors with real diversification in private real estate. By investing in several of North America’s most compelling real estate trends, the portfolio capitalizes on opportunities across differing property types and diverse North American growth markets.

Fund Philosophy

No one property will remain the best investment in real estate forever. Demographic trends, tenant preferences, and valuations that favour particular markets or property types change over time—and so does the ICM Property Partners portfolio.

We continually monitor the ever-evolving real estate landscape, opportunistically sell assets and reallocate capital to high conviction investment themes. We do this work so that our investors don’t have to. By never being overly concentrated in any single market or property type, we bring true diversification to real estate portfolios.


Fund Highlights

The fund provides investors with exposure to in demand property types such as industrial, residential, hospitality and self-storage. Unique among real estate funds for its investments beyond Canada and the U.S., it leverages the local market insights of ICM’s regional offices and has demonstrated its full cycle execution capability by selling interests in properties worth a combined $675 million over the past five years. The fund offers strong returns through tax-efficient distributions and capital growth, with an open-ended structure allowing monthly liquidity for investors.

Current Investment Themes

01 Industrial: Nearshoring & e-Commerce

Supply chains continue to evolve, supporting increased demand for US and Mexican industrial space. After step-up growth resulting from the pandemic, e-commerce growth has returned to its (still strong) pre-pandemic trend.

02 Residential: Supply Constrained Growth Markets

Housing shortages exist in growth markets across North America. Canada is short 300,000 housing units, with Alberta growing fastest. The U.S. is short 3 million housing units, with sunbelt markets dominating growth. Mexico City is short 300,000 housing units, and growing.

03 Self-Storage: Class A Canadian

Canada has ~30% of the per capita storage space available in the U.S. Consumer preferences are evolving, favouring newer stores in more urban locations. Major markets from coast-to-coast provide compelling opportunities to build an institutional quality portfolio.

04 Hospitality: Iconic Destinations

Cultural meccas such as Mexico City and Canada’s Rocky Mountain adventure towns are the types of iconic destinations that consumers increasingly seek as tourism exceeds pre-pandemic highs.
