Director of Real Estate Investments & Portfolio Management
ICM Asset Management is an alternative asset manager focused on owning, operating and investing in real assets. We are seeking a Director of Real Estate Investments & Portfolio Management to lead Canadian real estate investment strategy, transaction execution, and portfolio oversight.
Based in Calgary and reporting to the CEO, this role is responsible for originating and structuring deals, managing portfolio performance, and overseeing fund-level reporting and capital planning. The ideal candidate has 8+ years of progressive experience in real estate investment or asset management, strong Excel skills, and familiarity with Argus (preferred).
Responsibilities:
Investments/Transactions:
- Be involved early on every transaction that is originated by our Real Estate and music royalty teams in Canada, US and Mexico; review and test investment assumptions with analyst team and consider potential addition of investment from a portfolio perspective
- Active participation in investment committee meetings
- Work with deal teams to develop new investment theses supported by research of market activity
- Oversee team in performing sell/hold analysis for assets within portfolio to optimize portfolio performance
- Originate new partnerships and investment opportunities in Canadian real estate and oversee existing developer relationships (internal and external)
- Work with deal teams to structure new transactions and with legal team to ensure the creation of new JV/partnership/ownership structures that match the available pool of capital with opportunity
- Work on fund amalgamations and other corporate transactions as appropriate to streamline portfolio
Fund Management and Reporting:
- Oversee regular portfolio reporting on asset valuation, performance attribution, and ad-hoc reporting matters
- Collaborate with various asset experts and verify all reports going to stakeholders and counterparties, both internal and external
- Review asset values provided by country specific analysts and deliver to accounting to strike NAV and determine security issuance price
- Establish portfolio benchmarks, isolation, and attribution of investment performance from FX, including construction of a database to facilitate the studies
- Closely monitor the portfolio’s investment restrictions, and manage portfolio cashflows to maintain such restrictions
- Assess feasibility and suitability of financing opportunities based on underwriting
- Maintain relationship with existing counterparties, brokers, creditors, etc.
- Review valuation policies for all products annually and provide revisions as necessary
- Stay abreast of the investment portfolio and related market and submarket activities. Construct portfolio models that provide insights into thematic topics and enable sensitivity testing at a global portfolio level
- Oversee preparation of quarterly and annual reports for all funds
- Oversee origination and reporting related to portfolio loans as necessary
Fund Operations:
- Oversee and streamline the existing process for regular and ad-hoc portfolio reporting. Verify all reported metrics
- Keep track of valuation trends in assets within the portfolio, identify patterns, and attribute any remarkable changes
- Build checkpoints to ensure quality of all portfolio and management reports
- Provide training to analysts, step in and provide guidance when applicable
Sales Support:
- Opportunity to meet and speak with investors and capital partners
- Potential for speaking engagements at conferences and other events arranged by sales team
- Oversee portfolio information and development of materials required/requested by the sales team from time to time
- Attend internal sales meetings to provide portfolio updates and give the team soundbites to take to market as necessary
- Support completion of regular and ad-hoc due diligence requests by current and potential capital providers
Qualifications:
- Minimum of 8+ years of progressive experience in real estate investments, asset management, or portfolio strategy
- Strong understanding of financial statements, investment performance attribution, and portfolio cash flow planning
- Advanced proficiency in Microsoft Excel and the full Microsoft Office Suite
- Familiarity with Argus software is considered an asset
- CFA Charterholder strongly preferred; alternatively, CA, CIM® designation and relevant licensing may be considered
- Must be eligible for registration as a Portfolio Manager (Advising Representative) under National Instrument 31-103, or currently registered as a Portfolio Manager (Advising Representative) with a Canadian securities regulator
- Demonstrated experience in making or advising on discretionary investment decisions for institutional or pooled capital
- Excellent written and verbal communication skills, and strong analytical and organizational abilities
- Ability to work independently and collaboratively with internal teams and external partners
