Development Accountant

Canada|Full time

ICM Asset Management is an alternative asset manager focused on owning, operating and investing in real assets. We offer retail, private client and institutional investors an array of investment opportunities focused on real estate, private equity, private debt and infrastructure strategies. We are seeking a Development Accountant to support the management and success of development projects throughout their lifecycle by providing general oversight of general accounting, auditing, banking, and financial analysis of ICM’s development properties portfolio.

The Development Accountant will be reporting to the Manager, Property Services and be able to work independently and propose efficiencies and solutions in development accounting related processes. We are looking for someone with a minimum of five years’ experience in financial accounting and exposure to real estate development accounting. The successful candidate will be expected to assist in the development of property business plans, monitoring and reporting on the portfolio of developments.

Day-to-day responsibilities for the Development Accountant include:

    • Conduct full-cycle accounting of assigned development properties to ensure the integrity of balance sheet and income statement.
    • Consolidate externally prepared financial statements with internal ledger to present full set of financial statements
    • Prepare monthly / quarterly financial statements for internal and external parties as required.
    • File GST returns and other regulatory requirements on time and accurately.
    • Upload, code and monitor approval of vendor invoices to ensure on-time payment.
    • Update and maintain various Excel schedules as support for journal entries such as loan interest expense and income, fixed assets depreciation, etc.
    • Liaise with Director of Development and other external parties to complete various transactions such as closing statements, loan draws and paydowns.
    • Assist Director of Development for ad hoc analytical projects as required.
    • Maintain monthly and year-end working papers and spreadsheets and assist with preparation for any audits or independent reviews.
    • Assist in maintaining policy and procedure documentation for complex financial and accounting issues.
    • Maintain an accurate and complete trail of supporting documentation for all financial and bookkeeping activities.
    • Create and maintain development cash flow models that track historical costs, projected costs, revenues, and sources and uses of capital. Monitor project costs relative to budget and update pro forma’s as needed. Track market data and update development cash flows based on changes in underwritten assumptions (cap ex, rental rates, cap rates, ect
    • Drive process improvements and maximize efficiency. Be closely involved with the project and have a deep knowledge of where it is going to be able to accurately forecast and provide context for the expected financial results.
    • Provide project reports on key metrics to manager, executive team, and external stakeholders. Complete ad hoc, quarterly, and annual development update reports.
    • Review vendor invoices against contracts and schedule for payment. Update budget as invoices are received.
    • Support loan reporting requirements: units sold / leased, construction progress and prepare loan draws.
    • Escalate issues to manager as required.
    • Contribute to all aspects of the project including profitability.
    • Accept ownership for accomplishing new and different requests/objectives from management team.
    • Explore opportunities to add value to job accomplishments.

You are:

    • Familiarity with real estate development accounting process.
    • Have a bachelor’s degree in accounting, finance or related field. Minimum of five years’ experience in financial accounting.
    • Excellent communication skills both verbal and written.
    • Experience with Yardi is considered an asset.
    • Accuracy and attention to detail while working under tight deadlines.
    • Able to build and maintain lasting relationships with corporate departments and key business partners.
    • Good organizational, time management and prioritizing skills
    • Ability to interpret and implement company policies and procedures
    • Conscientious thinker able to understand different stakeholder points of view and respond thoughtfully to external requirements.
    • A hard worker and willing to learn new skills.
    • Able to demonstrate excellent time management skills and the ability to multitask to meet stringent deadlines
    • Adaptable to a variety of roles and responsibilities.
    • Able to establish and maintain positive working relationships.
    • Able to work independently and as a team member.
    • Very knowledgeable in MS Office and willing to learn new skills and software. Advanced understanding of Excel (eg. sumif, pmt, round). Knowledge of Excel macros is not required.
