ICM Asset Management Invests in 120,000 SF Industrial Development Project in Dallas, Texas

(Calgary, Alberta) – ICM Asset Management is pleased to announce its investment in a 120,000 SF industrial warehouse facility development on an 8.5-acre site, located in the City of Irving, Texas, just northwest of Dallas. Our development partner, ID3 Partners, based in Dallas, is an experienced developer whose principal had over 25 years of experience in development. The project will be a rear loading warehouse, targeting clear heights of 32’.

“We are excited to expand our presence in Dallas with the acquisition of Valley View. It is our third investment in Dallas in the last few years and we intend to pursue additional opportunities as our portfolio grows.,” said John Courtliff, ICM’s Managing Director.

The project is located along the Texas 183 highway, directly south of the DFW International Airport. The centralized location of the Dallas-Fort Worth industrial market has led to demand from last-mile tenants while the Texas 183 provides access across Dallas as well as connectivity to the I-30 and I-20. Growth in the Dallas population and changing trends due to COVID-19 have led to significant growth in demand for industrial space in the area, attracting tenants such as Amazon, Coca-Cola, Nestle, and Rivian. Dallas leads US industrial markets in industrial construction, with 12.59 million SF in deliveries between Q2 2020 and Q2 2021.
