ICM Asset Management Invests in 108,780 SF Industrial Development Project in Ramos Arizpe, Coahuila Mexico

February 25, 2021 (Ramos Arizpe, Mexico) – ICM Asset Management is pleased to announce its investment in a 108,790 SF multi-tenant industrial development on a 228,571 SF site, located in the Ramos Arizpe submarket of Monterrey, Mexico. Our development partner, Roca Desarrollos, based in Monterrey, has a 26 asset track record of successfully developing and operating industrial buildings in all the major markets throughout Northern and Central Mexico. The project will accommodate light manufacturing and warehouse/distribution users seeking above standard office buildouts by offering modular floor plans.

The project is in the City of Ramos Arizpe, State of Coahuila in Mexico, a part of Mexico’s largest industrial city of Monterrey. The site is in an industrial zone that has become a cluster of automotive light manufacturing and distribution companies in the northern region of Mexico. The property is located less than one kilometre from the Saltillo-Monterrey Highway also known as the USMCA Highway that connects with north-south interstate highways across the U.S. and Canada. As there is scarce availability of land for development in the area, this development would serve as one of the few alternatives for small and medium-size tenants.

Roca has successfully built and leased two similar buildings in Ramos Arize. Using the same proven strategy, Roca will construct the building over the next nine months, and it is expected that the property will be fully leased within six months of completing construction.
