This role sits within the ICM Property Management team, a full-service, RECA-licensed provider specializing in residential, multifamily, and condominium properties in Canada. Our integrated team includes licensed professionals, in-house maintenance personnel, and experienced operators who oversee day-to-day property performance, resident experience, and marketing.
The Property Accountant, Residential position will be responsible for the full cycle accounting for a portfolio of residential properties and will work closely with both the Senior Accounting Manager and accounting support staff. They must be able to prioritize, coordinate, and organize business tasks. We are looking for a positive, professional approach in planning, scheduling, communicating, and organizing the activities of the position. Role level and title will be commensurate with experience.
Responsibilities:
- Code utility and capital expenditure invoices to appropriate general ledger accounts, properties, and department classifications.
- Review invoice accuracy, ensure proper approvals are obtained, and coordinate the weekly cheque run to ensure timely vendor payments.
- Coordinate with Property Administrators to ensure tenants are set up correctly in the accounting system and identify any problem accounts.
- Assist in processing monthly rent rolls and ensure accurate posting of rental income, charges, and adjustments.
- Maintain the general ledger for assigned properties, ensuring accurate recording of income, expenses, assets, and liabilities.
- Reconcile bank accounts, property-level balance sheets, and GST accounts monthly.
- Maintain accurate records of capital expenditures and depreciation schedules.
- Complete full-cycle accounting and prepare monthly financial statements for a portfolio of properties in accordance with GAAP.
- Prepare the financial sections of monthly and quarterly property reports.
- Analyze variances between actual and budgeted financial performance.
- Assist in the preparation of operating and capital budgets that meet cash flow requirements.
- Prepare CAM (Common Area Maintenance), insurance, and property tax reconciliations.
- Complete annual operating cost reconciliations and quarterly accruals.
- Prepare year-end adjusting entries, audit files, and assist with external audits.
- Prepare and file Goods and Services Tax (GST) returns in compliance with federal and provincial regulations; maintain supporting documentation and ensure accurate, timely submissions.
- Monitor GST inputs and outputs to ensure correct reporting and identify discrepancies.
- Ensure compliance with internal controls, company policies, and regulatory requirements.
- Assist in developing and documenting accounting processes and procedures related to your role.
- Stay current with new accounting technologies, systems, and best practices in property management.
- Promote a client-focused attitude in all communications with customers, tenants, and the public.
- Contribute to the overall success of the accounting department within the ICM Group of Companies, and perform other duties as required.
Qualifications:
- Minimum High School Diploma or GED.
- Undergraduate degree or a college/technical school diploma in a relevant area of accounting study preferred but not mandatory.
- A CPA designation, or active enrolment in a CPA program, is preferred.
- A combination of work experience and education will be considered.
- Advanced skills in Excel, working knowledge of Microsoft Office.
- Superior organization and time management skills.
- Solid analytical and problem-solving skills.
- Ability to manage several tasks at one time in a deadline driven environment.
- Ability to work in a team environment.
- Excellent communication (both oral and written) and interpersonal skills.
- 2 years’ full cycle accounting experience preferred.
- Experience with Yardi is a plus.
